Continued Growth of 55+ Communities in Howard County
In many areas the population of those that are 55 and over is growing. For example, Howard County has a huge 55+ community that will grow to be as much as 31% of the population by 2030. Because of the older populations, it’s important that housing is built to accommodate the needs of these citizens. While it used to be common for aging adults to grow old in their family homes, many are now attracted to the active adult communities, which allow them to live in lifestyle appropriate homes where they can interact with other people their age. Single-family homes, condominiums, town houses, and villas are commonly built in these 55+ communities.
One example of the active adult community is Pulte Homes Village Crest development in Ellicott City. The community is relatively new and is still growing. Currently, there are 166 homes in this active adult community that are about 2,200 square feet and range from about $482,000 to $504,000. Village Crest appeals to older adults because it gets them out of their home that is too big and requires too much maintenance. What’s amazing is that Pulte did a study that reported that 26% of baby boomers will consider buying a home in an active adult community when they are of qualifying age. Amazingly, 44% of baby boomers speculate that they will want a smaller home that will require much less maintenance. Those are the top reasons for relocating to such a community.
Ryland Homes is developing an active adult community as well known as Snowden Overlook that will be located in Columbia and is set to be ready for move in early 2007. This 55+ community will feature 56 condos and 140 villas to accommodate the growing senior population. The homes in this community will range from the mid $300,000s to over $600,000 with the condos being the least expensive and the villas being the most costly. These truly are active adult communities that will feature beautiful lands that are meant to be enjoyed.
In addition to beautiful homes, the active adult community also appeals too many because of the social opportunities. Studies have found that many seniors move to these communities because they allow seniors to interact with those that they have commonalities with.
For instance, Gatherings at Lyndwood in Elkridge feature not only clubhouses, but also lifestyle coordinators that host activities for residents so that everyone can get in a healthy dose of socialization. Not only is socialization important, but the location of these active adult communities is also very important. All of these communities offer quick access to both Baltimore and Washington. This allows seniors to keep in touch with established friends and family members, even if they have been making new friends in their community.
Luckily, the 55+ communities will keep on growing. Counties such as Howard county realize there will continue to be a need for such housing and there are plans to keep building communities that are exclusively for older adults. With the increased interest in such housing, there is no doubt that builders will continue to fulfill the need and interest for more housing.
